Katoikia Gardens

This project transforms a fragmented top-floor apartment into a calm, open penthouse defined by light, views and spatial clarity. The existing layout was stripped back entirely, with all internal partitions removed to allow the plan to be reconfigured as a continuous sequence of interconnected spaces arranged around the perimeter of the building.

New openings were carefully introduced into the façade to frame expansive views across the city, drawing daylight deep into the plan and strengthening the relationship between interior and skyline. At key corners the existing concrete frame has been revealed, exposing the structural character of the building and introducing texture and definition within the otherwise minimal interior palette.

The architecture adopts a restrained approach, allowing space, light and view to take precedence. The resulting interiors feel open and composed, capturing the quiet sense of elevation associated with penthouse living while maintaining a strong connection to the surrounding city.

“Matt and the team at Stylus were great to work with. They helped us create and refine our vision, and were on site frequently during the renovation to help coordinate with the contractor and other suppliers. Thank you for making our dream home a reality.”

A Replanned Terrace Space

The terrace has been completely reimagined as a purposeful extension of the living space within. Once sparse and underutilised, it is now conceived as a layered outdoor room that encourages gathering, relaxation and a direct engagement with the surrounding views.

A tiled deck rises gently from the sunken internal floor level, establishing a subtle threshold between inside and out while defining a generous platform for outdoor living. Built-in seating is integrated into the perimeter of the terrace, combining with new balustrading and planting to create a continuous edge that frames outward views while providing comfort and enclosure.

The composition balances solidity with openness. Integrated benches anchor the space while carefully placed planting softens the perimeter and introduces seasonal texture. The terrace becomes both an elevated garden and a social setting, a space designed for long evenings, quiet mornings and uninterrupted views across the city beyond.

Peace on High

Positioned high above the surrounding streets, the apartment achieves a rare balance between urban energy and quiet retreat. Long views extend across rooftops and tree-lined streets, allowing the changing character of the city to unfold beyond the calm interior spaces.

The pared-back architectural language creates clarity and stillness, allowing light, sky and landscape to become the dominant elements of the experience. From the terrace, glimpses of greenery soften the density of the city while the open horizon reinforces a sense of elevation and distance from the activity below.

The result is a home that feels both connected and removed, an elevated sanctuary where carefully composed spaces, expansive views and moments of greenery combine to create a sense of calm above the city.
